Leasing
We market vacancies, show units, screen applicants and sign leases. Every applicant is screened on the same written standards: credit history, verified income (typically about three times the monthly rent), and rental history, including landlord references and prior evictions. We follow fair housing law on every application.
Maintenance
Routine and emergency repairs go through vetted local contractors at their actual cost. We handle routine repairs up to an agreed limit, normally $500, and call you with a quote before anything larger. In a true emergency, such as no heat, a water leak or a safety issue, we act first to protect the building and the tenant, then tell you right away.
Rent collection and reporting
Tenants pay rent online through our property management software, and you receive a clear owner statement with income, expenses and the net paid to you, plus year-end tax documents.
