Avenue Realty Company LLC ("we," "us") is a Missouri real estate brokerage serving the St. Louis metropolitan area. This policy explains what information we collect through www.arc-mo.com (the "Site"), how we use it, and your choices.

1. Information we collect

Information you give us. When you use our owner inquiry, property valuation, or general contact forms, we collect your name, email, phone number, message, and the role you select (for example, owner, tenant, buyer, seller, or investor).

Information collected automatically. Our Site host (Wix.com) automatically collects technical data such as IP address, browser and device type, pages viewed, referring site, and date and time of visit, through server logs, cookies, and similar technologies.

We do not offer user accounts and do not take payments on the Site.

2. How we use information

• To respond to your inquiry and provide the real estate or property management services you ask about

• To prepare a property valuation or follow up on an owner inquiry you requested

• To operate, secure, and improve the Site

• To keep records required of Missouri real estate brokers and to comply with law

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

3. How we share information

• Service providers that help us run the Site and business, such as Wix.com (website hosting and form storage), and our email provider. They may use the information only to provide services to us.

• At your direction, for example with a landlord, owner, lender, or other party involved in a transaction you ask us to help with.

• For legal reasons: to comply with law, regulation (including Missouri Real Estate Commission requirements), or legal process, or to protect rights and safety.

• Business transfer: in connection with a merger, sale, or reorganization of our business.

4. Cookies

Wix places cookies needed for the Site to work and for security. We use Google Analytics to understand how visitors use this site. It uses cookies and collects information such as pages viewed and approximate location.

Do Not Track. There is no common standard for browser "Do Not Track" signals, and the Site does not currently respond to them.

5. Retention

We keep inquiry information as long as needed to respond and maintain our business relationship, and as long as required for broker records (Missouri requires brokers to keep transaction and property management records for at least three years), then delete or de-identify it.

6. Security

We use reasonable safeguards, and Wix provides encrypted (HTTPS) connections and secured storage. No method of transmission or storage is completely secure. Please do not send sensitive information, such as Social Security or bank account numbers, through our forms.

7. Children

The Site is not directed to children under 13, and we do not knowingly collect their information. If you believe a child has sent us information, contact us and we will delete it.

8. Your choices and rights

You may ask us to access, correct, or delete the personal information you submitted, or to stop contacting you, by emailing info@arc-mo.com. We will not discriminate against you for making a request.

Missouri residents. As of October 2026, Missouri does not have a comprehensive consumer privacy law. Missouri law requires notice to affected Missouri residents of certain security breaches of personal information, and we will follow it.

Residents of other states. Some states give residents rights to know, access, correct, delete, and opt out of the sale of personal information. These laws generally apply only to businesses above size or volume thresholds, which we may not meet. Regardless, we will honor reasonable requests described above.

9. Links to other sites

The Site may link to third-party sites, such as listing portals, MLS, or maps. Their privacy practices are their own.

10. Changes

We may update this policy. We will post the new version here with a new "Last updated" date.
