Renting an apartment with Avenue Realty Company
We own and manage brick multifamily buildings in the City of St. Louis and lease apartments for other owners across the St. Louis metropolitan area. Here's how renting with us works, from your first question to your first repair request.
How to apply
-
Ask about the apartment you're interested in, and we'll confirm it's still available.
-
Complete the online rental application. For apartments in buildings owned by Avenue Realty Company, we send you a link to apply through RenterVibe. For apartments in buildings owned by others, you apply through Zillow's rental application.
-
An application fee applies and is paid by the applicant when applying.
-
Provide a state-issued photo ID and proof of income.
-
We review every application on the same written standards and let you know our decision.
What we look for
We use the same standards for every applicant:
-
Income: applicants' gross monthly income should be at least 3 times the portion of rent they pay. For voucher holders, this applies only to the tenant's share of the rent, not the portion paid by the housing authority. The same standard applies to all applicants.
-
A state-issued photo ID.
-
A credit report and a check of your rental history.
Housing Choice Vouchers (Section 8)
We accept Housing Choice Vouchers. The unit must pass the housing authority's inspection and rent-reasonableness review, and the contract rent must be approved by the housing authority.
How to pay rent
Pay rent online through your Schedule My Rent account. Go to schedulemyrent.com and choose the tenant sign-in link. You can pay by card or bank transfer (ACH). If you have a housing voucher, the housing authority pays its share directly to us, and you pay your share through Schedule My Rent.
Rent is due on the 1st of each month. If rent is not received by the 1st, a late fee of $5 per day applies, beginning on the 2nd, as stated in your lease. Late fees apply only to the tenant's share of rent and never to amounts owed by a housing authority.
How to request a repair
Submit a maintenance request in your Schedule My Rent account at schedulemyrent.com. Choose a category, such as Plumbing or Appliances, and describe the problem. You can follow its status there. You can also call or text 314-325-1388.
Emergencies: for no heat, a water leak, or a safety problem, call or text 314-325-1388 right away, day or night.
We give you written notice before entering your apartment, except in an emergency.
Equal Housing Opportunity
Avenue Realty Company LLC is an Equal Housing Opportunity provider. See our full Equal Housing statement.
How to find an available apartment
Our current openings are listed on Zillow Rentals and Apartments.com. To ask about an apartment, send us a message there, call or text 314-325-1388, or email info@arc-mo.com. We reply within two business days.
When an apartment is vacant, you may be able to tour it on your own. We confirm your ID first, then send you the code for the keypad lock.
